TROUTMAN/STATESVILLE - EXIT 42, 45, 49 - LAKE NORMAN

A recenty completed  study for Iredell County by Warren & Associates showedT that last year Iredell's population increased by 22 percent.  The forecast is that the county will grow adding nearly 40000 new residents, a 26.6 increase by 2005 and that the highest growth will take place at the Lake near Trouman, whose population is projected to grow by 50%.

Falls Cove - A Crescent Resources development on 900 acres of forest near Lake Norman in Troutman.  It will consist of a 10 acre amenity area which is scheduled to open late fall 2008 and feature a family activity center with a full time director, a junior Olympic pool, kids' splash pool, lazy river, six tennis courts and a playground.  It has nearly 7 miles of nature trails following stream corridors and Lake Norman State Park is adjacent to Falls Cove.

A Cornelius based developer hopes to amass more than 100 acres for the development of a retail center near the norther end of Lake Norman.  Troutman Commons LLC has bought 68.5 acres at I 77's Exit 42 for $3million after nearly a year of negotiations, said Bill Hartwell, senior investment adviser for Sperry Van Ness, a commercial real estate investment brokerage firm.  Hartwell and Tom McMahon, also of Sperry Van Ness, partnered with two others to form development group Troutman Commons LLC to purchase the land from the Chappell trust.

The developers also hope to buy an adjacent 52 acres to create the"largest retail power center in the history of Troutman" according to a news release from Sperry Van Ness.

Larkin/GS Carolina - 900 acre mixed use development east of I 77 between Exits 45 & 49A - 3,750 residences including an active adult community, a hotel, 1 million square feet of retail, 250,000 square feet of retail, 250,000 square feet of offices and a wellness center along with 275 acres of greenways.  First phase of construction expected to start by the end of the year.
